We’re here today at Real Talk Media Studios to summarize the title process briefly.
In the state of California, title is a requirement for any real estate transaction. Unlike most insurances that cover the future of the home, title insures the past. Title companies look back at the chain of title for the home to make sure that there aren’t any liens or judgments from the previous sellers. That way, when the buyers come into ownership of the property, they can be sure they own the property free and clear.

If there is a judgment or lien on the property, that needs to be dealt with sooner than later. We have seen issues like child support liens, encroachments, probate issues, and other things that require some hand-holding by a title company to fix.
